TPHS were appointed by the scheme developer MarCity Developments following acquisition of the site in 2014.
The site benefited from an extant planning permission for some 109 residential units comprising 81 market and 28 social rented properties. The scheme also included A1 retail use and basement and ground floor parking for some 150 spaces.
TPHS were brought on board to look at the detailed access, parking and servicing layouts of both residential and retail and to assist the developer with putting the case together for building the residential blocks as modular builds. A detailed CTMP was conceived which pulled together the logistical and storage of the modules on site, which included provision of a temporary construction access and waiting area.
The project was one of the first modular builds in this area. TPHS also provided Travel Plan advice and design services on the access and car parking arrangements.
The scheme was completed in 2016.
